Work Signals research guide

Midlands Planning Opportunities

By Work Signals · Updated

Research the East and West Midlands through individual council collections. An English county source and its district registers can cover different classes of application.

Choose a council in Midlands

The published inventory includes Staffordshire and Derbyshire district collections and Shropshire records. Search Staffordshire Moorlands, Lichfield or East Staffordshire separately; for Derbyshire, compare Derbyshire Dales, High Peak, North East Derbyshire and Erewash. Check the directory for other Midlands authorities as their collections arrive.

The named councils below have collected records in the verified inventory. Counts include source history and supplementary collections; they are not totals of current jobs or trade-specific enquiries.

Build a relevant project shortlist

Start with a realistic working radius and the type of project you can deliver. An industrial alteration and a householder extension may appear in the same council feed but need different review criteria. Use the original description, plans and status to assess fit instead of treating all applications as building leads.

  1. Select a council or postcode and inspect the free preview.
  2. Check the reference, proposal and original source.
  3. Separate the application or decision date from the collection date.
  4. Review the supporting evidence only where the property identity is reliable.
  5. Save suitable projects with a reason to follow their progress.

Use land, sales and energy evidence carefully

The England/Wales sales and polygon sources support research across the region. Availability at council level does not establish an exact match to every application. A parcel supplies indicative land extent; recorded sales describe registered transactions; EPC records describe assessed building context at a particular date.

Read the property evidence guide before drawing conclusions about a project’s owner, market value or energy needs. For the full regional collection status, use England’s council directory.
