Scottish planning and property research uses separate sources and identifiers. Start with the authority, then check what each dataset can support.

Check Scottish planning through the original authority

All 32 current Scottish councils are configured in our national collection inventory. This does not mean their planning records have already been imported. The live directory below distinguishes collected records from targets awaiting their first publication.

mygov.scot links to Scotland’s planning authorities, including national park authorities. Confirm which authority handles the site and follow its register to inspect the application reference, plans and recorded status. A local search should be checked against that original source.

Registers of Scotland parcel context

Our validated RoS collection contains 1,573,146 indicative parcels from the August 2026 release across 33 registration-county files. Registration counties are a source geography; they are not the same as the 32 current council areas. A registration-county file should not be described as complete planning coverage for a current council.

RoS parcel identities remain separate from HMLR INSPIRE identities. A land extent can help investigate geography, but matching it to a planning property requires a verified identity. We do not infer a site owner or attach a parcel simply because it is near a planning point. Read the polygon research guide for the distinction.

Scottish EPC extracts

The published Q2 2026 source holdings contain 1,558,233 distinct domestic and non-domestic non-address records. They provide source context through June 2026, not confirmation that an individual property has a current EPC. Separate address reuse terms apply, so restricted address columns are not included in this extract.

An internal record hash is not an official certificate reference. Missing official references are recorded as missing, and these context records remain separate from planning properties until a reliable identity is available. See how EPC evidence is assessed.

Sales and company evidence

HMLR Price Paid Data covers England and Wales and should not be presented as Scottish individual-sales coverage. RoS sales data requires a separate access arrangement. Companies House supplies UK company context, while the House Price Index provides Scottish area-level market context. A company match does not establish site ownership.
