Wales Planning Applications & Property Research

By Work Signals · Updated

Use the right Welsh planning authority and distinguish published applications from the supporting property data already available.

Find the right Welsh planning authority

The current council inventory includes all 22 Welsh principal areas. A council directory is a useful starting point, but national park planning responsibilities also need attention. Check the authority responsible for the site rather than assuming its postal town identifies the register.

Welsh Government planning guidance links to local planning authorities and application information. The GOV.UK register finder also covers England and Wales. Use the original application reference when opening a record.

Planning collection and property-source availability

Each Welsh council is configured for collection. Published applications are shown only after validated records arrive; the live directory below shows the current state. Until a local collection is published, the official register remains the route for checking that area’s applications.

Wales is included in HMLR’s Price Paid and INSPIRE source area. All 22 Welsh physical parcel files are validated within our England/Wales collection. This provides land and transaction context across Wales even where a planning feed is still awaiting collection. Independent EPC sources cover England and Wales, subject to a successful source response and a reliable building identity.

Research a project without overstating the evidence

For an extension or refurbishment, read the proposal and plans before deciding which trades might be relevant. For solar or building services work, use EPC history as background and confirm whether it describes the same building or unit. Rural or multi-building sites particularly need careful address and parcel checks.

Neither a past sale nor a parcel outline identifies the person currently commissioning work. Use our ownership and company research guide to distinguish source evidence from assumptions about project roles.
