Work Signals research guide
Council coverage and maps · Dataset totals and feed updates
Work Signals combines collected UK planning records with supporting property research. All 382 current councils are configured; published application coverage and property matches vary by source and are shown separately.
Planning listings combine direct council registers, the Planning London Datahub, supplementary UK PlanIt records and identified historical archives. Published collections include London, the North West, Yorkshire, the North East, the Midlands and surrounding English councils. A configured council is not a promise that every application is already available.
Use the UK planning hub and nation directories for current council collection status, or check the maps below. Historical and limited-scope sources remain identified.
Planning collection is scheduled daily, with source-specific windows and supplementary/archive schedules. Source failures and release delays can affect freshness. A collection date does not turn an older application into a new proposal.
The Planning London Datahub supplies London evidence. UK PlanIt is supplementary and has its own coverage and usage limits. Work Signals is independent of the councils and source providers. Follow the original record before relying on a listing.
The sales collection contains 31,610,742 recorded transactions, preserving the existing history and adding missing national district records. All 318 physical HMLR INSPIRE files are validated, covering 24,362,245 unique indicative parcel identifiers. English county councils use their district parcel files.
Domestic and non-domestic EPC sources add assessed energy context where a reliable property match exists. Read the sales, polygon and EPC guides. Source availability does not establish a match to every planning property.
Scottish holdings include 1,573,146 RoS parcels across 33 registration-county files and 1,558,233 distinct non-address EPC records from the Q2 2026 extracts. Scottish identities remain separate and planning-property matches require verification. Restricted EPC address fields are excluded. Scottish individual-sales and ownership access is separate.
Northern Ireland bulk property-sales, parcel and EPC sources are not connected. See the Scotland and Northern Ireland guides for the access position.
Companies House is a UK source. HMLR corporate ownership research supports available England/Wales company-level summaries under separate research terms. A name candidate or portfolio link does not establish ownership of an application site. HMLR-derived ownership research is for research and analysis, not direct marketing.
UK HPI provides council-level context for 381 current councils in the July 2026 release; the Isles of Scilly has no council-level series. It is area-level context, not an individual property valuation.
Import checks detect issues such as unexpected structure, duplicate identifiers and invalid dates. They do not independently certify every source statement. Evidence needs the correct building or unit, full address or verified source identifier. Read how collection and matching work and how scores are interpreted.
These datasets overlap and contain different record types. We do not add them together and describe the result as unique properties or opportunities. The inventory below separates the research holdings from matches to individual scorecards.

Coverage varies by council and does not mean every application is available. Newcastle upon Tyne currently contains the council-published major applications list only; application and decision dates are not supplied. Supporting feeds are checked across existing and newly imported planning areas, including London. Sale history, EPCs, company-name candidates and indicative land polygons appear where verified evidence matches; some records have no match. House-price data provides area context. Westmorland and Furness initially uses the Eden and South Lakeland register; Barrow and National Park applications are separate sources and are not included in that feed.
New reach: 10 miles around Newcastle upon Tyne, Leeds, Barnsley and York; all North Yorkshire plus 10 miles; and 10 miles beyond London borough boundaries. Feeds collect the intersecting council areas, so records may extend beyond these distances. North Yorkshire county schemes, seven district registers and the North York Moors and Yorkshire Dales National Parks are separate feeds. A published county feed does not mean every district register is current; check the areas and source dates above.
Southern expansion: Stafford, Stoke-on-Trent, Telford and Wrekin, Derbyshire Dales, Amber Valley, Derby, South Derbyshire, East Staffordshire, Cannock Chase and South Staffordshire. The next expansion adds Lichfield, Tamworth, Walsall, Wolverhampton, Dudley, Sandwell, Birmingham, Solihull, North East Derbyshire, Chesterfield, Bolsover, Erewash, Broxtowe and Ashfield. First collections are awaiting validation where no records are shown. These are separate council feeds; they do not establish complete county or National Park coverage.
Supporting evidence is checked across configured council areas: HMLR sales and official UPRN/INSPIRE links, freehold index polygons, domestic and non-domestic EPCs, Companies House candidates and house-price context. Downloads alone do not add score points: each property match must pass identity checks. Polygons show indicative freehold extents, not an ownership or legal-boundary determination.
Planning sources include direct council feeds, the GLA Planning London Datahub, UK PlanIt and historical archives. Map boundaries: ONS, December 2024, Open Government Licence v3.0. Contains OS data © Crown copyright and database right 2024.
The data behind Work Signals
Work Signals brings together local council planning registers, the Planning London Datahub, supplementary UK PlanIt records and historical archives. Use HM Land Registry sales, domestic and non-domestic EPC certificates, Companies House records and UK House Price Index data as supporting evidence where available.
All 382 current UK councils are configured for collection. Published planning coverage expands as each source passes validation; a configured target does not mean its applications are already published. Supporting evidence is checked across both existing and newly imported records. Coverage and matching vary by council and source. Explore our UK data sources and collection methods or check local council coverage.
Feeds are checked on import for issues such as unexpected file structure, duplicate references and invalid dates.
Planning references, source links and coverage dates help you check the underlying record.
Import checks do not independently verify every source statement. Third-party archives and uncertain company matches are identified.

Inventory verified 24 October 2026, 17:05 BST. These are different record types and overlapping datasets, not a combined total of unique properties or opportunities. Research holdings are broader than the evidence matched to individual scorecards.
Our planning feed currently includes 69,917 applications with sale matches, 67,078 with EPC evidence and 2,038 with company-name candidates. Within our company research, 610 profiles have registration-number matches to HMLR proprietor records.
These counts overlap. Company-name candidates and portfolio links do not prove ownership of an application site. HMLR-derived company research is for research and analysis, not direct marketing.
Our published collection includes 221,784 supplementary UK PlanIt records. These are included in our planning total above. Source availability varies; delayed coverage remains clearly labelled.
Scheduled collection does not mean every council publishes daily. Check the dates on each record. Downloading an older record does not make it recent planning activity.
