Unlock the full signals →A UK construction database built around planning projects
Work Signals brings collected council planning applications and supporting property evidence into one searchable service. Builders, suppliers and construction teams can research proposed work by area, review the project context and follow links to original sources. Try the free area search above to see available local summaries.
The database is organised around planning records and sites. It helps you discover extensions, conversions, new buildings and commercial proposals, then assess whether the work fits your business. Published council coverage, source scope and reliable property matches determine the detail available for each result.
Check the published construction project inventory
The live inventory distinguishes current councils with published records from those still awaiting collection. Record totals include collected history and sources with limited scope. An application count is not a count of confirmed contracts, separate development sites or projects ready to start.
What can you research in a planning record?
- Project identity: the application reference, council, site address and proposal where supplied.
- Planning context: recorded activity dates, application or decision information and links to the original source.
- Work relevance: categories, proposal keywords and evidence scores to help prioritise research.
- Property context: matched sales, EPC or other supporting evidence where a reliable connection is available.
Keep the application date, decision date and collection date separate. Some council weekly lists provide a validation period instead of an exact application date, and records preserve that distinction. Open the original council record for the current decision, documents and subsequent submissions.
Search the construction database by territory and work
Use a council search for a local register area or a county search for its grouped councils. The free postcode preview searches the wider postcode district; member full-postcode searches can focus on the exact imported postcode. Where an area has no eligible preview results, a clearly labelled nearby search can show records within an approximate ten-mile radius.
Members can narrow by work type and proposal keywords. Try one package at a time: extensions for a building team, dormers for roofing research, industrial units for a commercial supplier, or photovoltaic proposals for an energy business. Review related references at the same site before counting separate opportunities.
Understand the evidence behind a result
Supporting data adds context when it matches the property reliably. Recorded sales can help research address history; EPCs can supply building evidence; parcel sources can show indicative land extents. Explore property evidence and the collection and matching methodology to understand coverage and identity gaps.
The opportunity score summarises recorded evidence. It does not predict a project budget, contract availability or your chance of winning work. Confirm project stage and buying responsibility directly before preparing a quotation or bid.
