Northern Ireland Planning & Property Research
Find the correct planning source for a Northern Ireland project and keep the available UK context separate from property evidence that needs local access.
Start with the council and original planning record
Our national inventory includes all 11 current Northern Ireland councils. Each is a configured collection target. A configured target is not a published set of applications; the directory below shows whether validated records have arrived.
Use the council’s official planning information to find the application record and confirm the site, reference and proposal. nidirect provides Northern Ireland government service information. Follow the current planning route linked by the relevant authority rather than treating an England or Scotland register as interchangeable.
Why the property evidence differs
HMLR Price Paid and INSPIRE parcel sources cover England and Wales. Our Scottish sources also have their own geographic scope. Neither supplies Northern Ireland property-level sales or registered parcel coverage. We currently have no connected Northern Ireland bulk property-sales, parcel or EPC source.
Northern Ireland land and property information explains the official access routes. Source access needs to be established before property records can be imported and matched. We show those gaps rather than assigning data from a nearby or similarly named place.
Available UK context
Companies House provides UK company information that can help research a business named in an application. This is company context, not evidence of a Northern Ireland title or site owner. UK HPI provides area-level market context for the council geography, not an individual valuation or transaction.
Read company and ownership matching and House Price Index research to understand those limits.

A useful project checklist
Keep the original reference, check whether the recorded proposal is relevant to your services and review its current status on the official register. Treat a planning application as a research starting point. It does not demonstrate that a contractor is being sought or that the applicant owns the property.
